Besinger Property - Map Details
The heavy dotted line defines land in the Township of Elgin. All of the Besinger property is within the township and well defined by the township boundaries on the east, south, and west, but not the north. Highland Avenue is the gray line starting at the right center of the map and extending to the upper left corner. The Besinger property does not cross Highland.
The two large gray areas are the fields that have been farmed in past years. Those are the areas that are to be developed by Ryland Homes.
The pink area through the center of the map defines a 100-year flood plain. (A 100-year flood plain has a 1% chance of flooding in a 100 year period; however, some of the back yards in the flood plain along Country Knoll Lane have flooded several times recently.)
The thin gold contour lines are 2 feet apart. The heavy gold contour lines are 10 feet apart. Note that the creek bed is at an elevation of 806 feet. The property to be developed is at 810 feet in most places. The difference is small and, depending on the location of the water table in that area, basements of the homes built in the development could go below the water table.

The homes in the new plan will conform to the City's far west plan in lot size and the use of natural materials. In addition, there appears to be more variety in the designs than previously shown. Most will have two car garages and some will have three. Some will have side-loaded garages and some will have porches. Prices, with no upgrades, will start at $390,000 with the average price well above $400,000.
Lot sizes vary. There are 52 lots that range between 10,125 square feet and 12,500 sq. ft. There are 13 that range from 12,501 to 16,000 sq. ft. There are 10 that are 16, 001 sq. ft. or greater and 9 of those are along Highland Avenue. Two of those lots are more than 22,000 sq. ft., or more than a half acre.
